Update on Epping road closures

Phase 1 is now complete, and phase 2 is due to start on Monday 5 January 2026.

Phase 1

The phase 1 works between the Bakers Lane junction, St John’s Road and the roundabout with Cottis Lane are now complete. The carriageway and footway are open for pedestrians and vehicular traffic to use for access to car parks, properties, and businesses located on Cottis Lane.

The unforeseen ground conditions encountered in the phase 1 works on Bakers Lane has delayed the start of the phase 2 works from the Bakers Lane roundabout junction with Cottis Lane, to and including the junction with Albany Court.

Phase 2

The phase 2 works are due to take place in several smaller phases to allow unrestricted access to Albany Court and other properties.

Essex Highways anticipates starting this phase from Monday 5 January 2026 to Saturday 28 February 2026.

Diversion notice

Signed diversion routes will be in place on the following roads:

• St John’s Road
• Coronation Hill
• Lincolns Field

Epping Leisure Centre

The completion of phase 1 was a critical step in preparing the area for the new Epping Leisure Centre, which will open on Monday 12 January 2026.
